💚 What Is the Home$tart Grant?

The Home$tart Grant is a forgivable grant — not a loan — that provides up to $15,000 to assist with down payment and eligible closing costs when buying your primary residence. Even better, certain borrowers, including those of Native American, Alaskan Native, or Native Hawaiian descent, may qualify for up to $20,000!

This isn’t a reimbursement or post-closing perk — these funds are applied upfront, making it easier to buy your first home with less cash out of pocket.


💚 Who Qualifies for the Home$tart Grant?

To be eligible for the Home$tart Grant, buyers must meet the following requirements:

✔ Income Limits

Household income must be at or below 80% of the HUD median income, based on family size and county. This is evaluated using HUD’s income grid and may vary depending on where you currently live and where you plan to buy.

✔ First-Time Buyer Status

Only one borrower on the loan needs to be a first-time buyer. If you're unsure whether you qualify, don’t worry — being a "first-time homebuyer" often just means you haven’t owned a home in the past three years.

✔ Education Requirement

Completion of an approved First-Time Homebuyer Education course is required. This course provides invaluable guidance on the buying process, budgeting, mortgage basics, and long-term homeownership success.

✔ 5-Year Deed Restriction

A deed restriction will be placed on the property for five years, but don’t let that scare you. It simply means that if you sell the home within that period, a prorated portion of the grant must be repaid.
Stay in the home for five years, and the full amount is forgiven!

✔ Use of an Approved Lender

Wasatch Peaks Federal Credit Union can originate this mortgage, and the home does not need to be new construction. This opens the door to a wide range of properties — from charming townhomes to mountain retreats.
